Friends of Lewes Planning Committee Report 7 February 2023

Representations made on planning applications following the meeting of the Planning Committee held on 7 February 2023:

SDNP/22/04492/HOUS: 19 The Avenue: Erection of outbuilding in rear garden.
The Friends of Lewes have no objection to this proposal provided that permission, if granted, be solely for ancillary use to the existing house.

SDNP/22/05686/HOUS: 39 Mill Road: Erection of single storey rear/side extension and hip to gable rear roof extension with rear dormer.
The Friends of Lewes object to the proposed large dormer to the rear as it would not comply with the agreed design guidance for dormers and in addition considers that the sloping design of this proposal could discharge rainwater onto the roof of the adjacent property.

SDNP/22/05758/HOUS: 3 Valley Road: Erection of rear dormer and hip to gable roof extension, erection of a single-storey wrap around side/rear extension and drop kerb.
The Friends of Lewes object to the proposed large box dormer to the rear as it would not comply with the agreed design guidance for dormers. In addition the proposed layout illustrates parking for two cars in front of the property but gives no details of how the change of levels will be addressed, assuming that there would have to be a significant amount of excavation required in order to provide a reasonably flat area for cars to park.

SDNP/22/05874/HOUS: 1 Pelham Terrace: Erection of single storey side and rear extension and associated demolition of existing extension.
The Friends of Lewes would like to comment that it considers that the proposed elevation to Talbot Terrace would be improved if the wall of the extension was continued along the site boundary to include the ‘dining area’ until it met with existing boundary wall.

SDNP/23/00027/FUL: 1 Windover Crescent: Redevelopment of detached two bedroomed bungalow.
The Friends of Lewes support in principle the provision of an innovative contemporary design on this site. However, the Society has some concerns about the detailing of the scheme which appears to be over complex and could benefit from a more restrictive choice of materials and more specific consideration of some of the individual components, for example the structure over the entrance would appear to be very dominant. In addition, there would be a need to ensure that the proposal is fully sustainable.

SDNP/23/00134/HOUS: 49 South Street: Erection of a single storey front extension, erection of a rear dormer, installation of front rooflight.
The Friends of Lewes object to the proposed large box dormer to the rear as it would not comply with the agreed design guidance for dormers.

SDNP/23/00158/HOUS: 1 Park Road: Replacement of 7 single-glazed ground floor hardwood windows to north, east, and south elevations with double-glazed wood windows, 11 single-glazed first floor hardwood windows to all elevations with double-glazed wood windows, and one single-glazed loft window to east elevation with a double glazed wood window.
The Friends of Lewes support in principle the replacement of single-glazed windows with double- glazed windows on a ‘like for like’ basis. However, although the ‘Heritage Statement’ states that “detailed drawings have been submitted”, they have not been included in the available documents for this application and consequently the Society is unable to assess whether they are satisfactory.

The Committee examined the following applications and had no observations to make:

SDNP/22/0596/FUL:  Flat 26, Malling Close Installation of replacement windows.
SDNP/22/05958/HOUS:  16 Firle Crescent Single storey side and front extension, construction of driveway, vehicle parking to front and crossover to front.
SDNP/22/05965/HOUS:  29 Grange Road Single storey side/rear extension, relocation of lower ground front door to side of lightwell, and installation of air source heat pump to rear.
SDNP/22/06004/LIS:  32 Friars Walk Variation of Condition 2 (Plans) related to Planning Approval SDNP/22/01861/LIS to include removal of roof lantern over glazed entrance doors to new extension, relocation of electrical supply and meter and removal of inadequate demountable fire compartment wall in loft void with new demountable adequate fire compartment wall.
SDNP/23/00014/HOUS: 19 The Meadows Erection of single storey rear extension, porch to front, enlargement of rear terrace and addition of glazed canopy, and associated demolition of existing conservatory.
SDNP/23/00028/FUL:  Castlecourt, Castle Precincts Installation of metal gate at the bottom of side garden.
SDNP/23/00080/ADV: Caffyns, Brooks Road Installation of external signage to include 1x part illuminated Lotus Pylon, illuminated Lotus wordmark & monogram, part illuminated entrance wayfinder sign and entrance cladding.
SDNP/23/00113/HOUS & 0014/LIS:  The Old Vicarage, Church Lane, South Malling Installation of rooftop solar panels and conservation roof light to south elevation.
SDNP/23/00218/HOUS:  21 De Montfort Road Side/rear extension to lower ground flower with terrace to extension roof and demolition and rebuilding of existing rear extension.
SDNP/22/00252/FUL:  63 High Street Removal of external ATM, making good of wall to match existing, removal of all signage and marketing from building.
