Representations made on planning applications following the meeting of the Planning Committee held on Thursday, 2 July 2015.

Week as at 9 June

SDNP/15/02553/HOUS: Erection of single-storey side extension and dormer window to rear, enlargement of porch and demolition of outbuilding. 39 Hereward Way Lewes.
Friends of Lewes has no objection to the single storey extension. However, it objects to the scale of the proposed dormer which it considers to be too wide and does not respect the character of neighbouring buildings contrary to policy ST3 of the Lewes District Council Local Plan.

SDNP/15/02702/FUL: Over cladding of existing roof. Homebase, Unit 5 Brooks Road Lewes.
Friends of Lewes has no objection in principle to the proposed over-cladding but is concerned at the lack of detail shown on the drawings submitted with respect to the design of the eaves.

Week as at 16 June

SDNP/15/02803/FUL: Erection of a pitched roof structure to existing flat roof with dormers to accommodate 1x 1 bedroom unit and second floor alteration of the existing consented scheme with the infill of the light well to change a 2 bedroom unit into 2 x 1 bedroom units. National Westminster Bank 11 High Street Lewes.
The Friends of Lewes does not object to this specific proposal for an additional storey with dormer windows for housing. In alterations to listed buildings it is often desirable to have a clear visual separation of new work from old. However, in this particular case the Society considers that the design of the new roof and dormer windows should look as if they were part of the building as extended during the mid 20th Century. Dormers should be placed so as to form a definite relationship with the main features of the building’s façade and should be aligned and be symmetrical with existing windows. The roof materials used should be slate and lead. The Society therefore considers that if planning permission is granted it should be conditional on:

  • The hierarchy within existing fenestration being respected with new windows reflecting the style, scale, proportion and alignment of existing windows.
  • Natural slate being used for the pitched aspects of the roof with lead dressings, and lead or zinc being used for the flat roof.

SDNP/15/02820/HOUS: Single storey pitched roof rear extension and loft conversion including dormer window to rear. 13 Clare Road Lewes.
Friends of Lewes does not object to the single storey extension. However, it objects to the scale and massing of the rear dormer proposed which it considers to be too wide and it does not respect the character of neighbouring property contrary to policy ST3 of the Lewes District Council Local Plan.

SDNP/15/02845/HOUS: Replacement of existing ground floor bay window with sash windows. 4 Wille Cottages South Street Lewes.
Friends of Lewes has no objection in principle but cannot judge the impact of the proposals on the building because of the lack of drawings showing the building elevations.

Week as at 23 June

SDNP/15/02903/HOUS: Loft conversion and alteration, including the insertion of two dormer windows at rear. 85 Highdown Road, Lewes.
Friends of Lewes objects to the design of the dormer windows, which are too high and should be set down from the ridge.

SDNP/15/02938/FUL: Repair front pavement tiles and reinstate reclaimed york stone, removal of non-original concrete covers to existing pavement lights and replacement with discrete new pavement lights, removal of rear terrace balustrade and replacement with cast iron railings, enlarge window opening at the rear of basement, remove non-original courtyard and change shape, removal of internal partitions and installation of new partitions and replacement kitchen and bathroom fittings and fixtures. Castlegate House, Castle Precincts, Lewes.
Friends of Lewes welcomes and supports the exemplary restoration of this landmark historic building in the town and commends the way in which the proposals are clearly presented in the application. The Society encourages the applicant to go further and consider the removal of the two small windows on the north elevation facing the Bowling Green, which are later additions that detract from the original design.

SDNP/15/03025/HOUS: Wrap-around extensions consisting of single storey extension to the front, single storey and two storey extension to the side and two storey extension at the rear. 53 Highdown Road Lewes.
Friends of Lewes objects to the scale of the proposed extension which it considers to be too big and out of proportion with the existing property contrary to policy ST3 of the Lewes District Council Local Plan.

Week as at 30 June

SDNP/15/02914/HOUS: Section 73A retrospective application for the erection of a single storey rear extension (existing to be demolished) and replacement of timber sash windows with UPVC windows. 31 Talbot Terrace Lewes.
Friends of Lewes objects to the replacement of timber sash windows with uPVC windows in the Conservation Area. Planning permission should be conditional on traditional timber sash windows being installed, in keeping with the principles of Policy H5 of the Lewes District Council Local Plan.

SDNP/15/03064/FUL: Re-clad the existing cantilevered bays to the front and rear in horizontal sweet chestnut boarding. Pannetts Building Railway Lane Lewes.
Friends of Lewes has no objection in principle to the proposed re-cladding. However, it considers the choice of sweet chestnut boarding material to be inappropriate and a more durable native hardwood that would weather better would be preferred. This is because it has observed that sweet chestnut has a tendency to blacken in Lewes compared to other hardwoods that become a silvery colour with age.

SDNP/15/02623/HOUS Grange Lodge, Eastport Lane.   Repaint windows, window frames and part of wall.
SDNP/15/02661/HOUS & SDNP/15/02662/LIS 3 Mount Pleasant.   Fill in lightwell, new roof covering and rooflight and remove internal wall.
SDNP/15/02766/HOUS 25 Beckett Way.   Single storey extension.
